As an all-family business, we replace windows in multiplex apartment & condominium buildings. Providing local, name-brand products, our territory covers the Greater Seattle area (from Mount Vernon, to Federal Way, including the East Side).  Working closely with Seattle City Light and Puget Sound Energy, we help find BIG ENERGY REBATES for our customers.
 
Although the window and glass business has been part of our family tradition since 1956, we at Cutting Edge began in 1993 (as sub-contractors) with a truck, industry know-how, and just enough startup capital for bonding & insurance.  Literally, from day one, we specialized mostly in doing multifamily buildings.  This is except for replacing windows in about 700 single-family homes in SeaTac, Des Moines, and Burien during 1994 & 1995.  As sub-contractors, we had many successes and also experienced trying times.  In late 1997, we began contracting our own window replacement jobs, most of which was apartment & condo work within Seattle City Light’s program for multi-family buildings.  By 2000, Cutting Edge had become well known and we incorporated as Cutting Edge Windows, LLC.  Today, we replace more windows in Seattle’s apartment & condominium buildings than probably anyone else.


Over the years, we’ve watched several of our competitors (large and small) go out of business. When warranty problems become heavy, they close up shop or change names & “ownership”.

THEIR FORMULA:

•    Expensive sales departments hired by care-free owners
•    Cheap, generic windows imported from hundreds of miles away
•    Cheap, revolving labor and/or anonymous, un-stable subcontractors
•    Inexpensive insurance that's meant only for single-family residential work


OUR FORMULA:

•    No middleman/salesmen! (Just a crew member who can measure, add & spelll)
•    Clear, accurate, honest proposals (euphemism for “no salesmen”)
•    Provide name-brand windows & patio doors made locally
•    Perform the work ourselves as an all-family company
•    Carry proper, high-coverage insurance.

Every warranty promise we’ve ever made is still being honored today.  During busy seasons, because we insist on doing our own work, it’s the schedule that suffers, not job-integrity.  With the same all-family crew since 1993, we continue to learn and improve, staying on the cutting edge (while others continue to train their new revolving employees & subcontractors).

Sometimes customers jot down something nice for us on the back of an envelope, or in a short letter.  Since folks are more likely to complain about bad contractors than they are to applaud skilled ones, I think we're doing alright...

Note: The "good radio" happens to be AM 770 KTTH. Our radio doubles as a battery charger, and the batteries just don't charge correctly unless it's on the right radio station. That's our story, and we're sticking to it.

When I got back from the duplex this afternoon, the following joke was in my email...
Last year I repaced several windows in my house. They were the expensive double-insulated kind. This week I got a call from the contractor complaining that I had failed to pay him. Boy oh boy, did we go round and round. I told him that even though I am a senior citizen and used to be a blonde, I am not that stupid!  I reminded him what his salesman told me last year: "In one year they will pay for themselves."
What good timing! I guess you're out of luck now, but at least you got a down payment for this job! Thanks for the efficient and rapid job, and the careful cleanup afterwards.

To whom it may concern:
I was having a problem with a patio door molding
. I turned to the yellow pages and the first company I got ahold of was Cutting Edge Windows. They did not know me, had never done any work for me, but were ever so willing to help me. I sent John a sample of the molding. The next day I received a phone call from him that the part was on its way. He did not charge me for the part or the shipping. Now that's what I call old fashioned service. I don't even know if he is an employee or owner, but that doesn't matter, he still went the extra mile. If that is the kind of service this company gives, I will tell everyone I know to take their business to them. Display this letter so that your customers can see what kind of people you are, you are rare. We have several businesses and we know what good service is. Thanks a bunch.
